Most first-time buyers start by looking at properties. That is the wrong first step. Start with the loan sanction, because the sanction — not your savings — sets your real ceiling.

Once you have an in-principle sanction, budget for the costs beyond the sticker price. Stamp duty in Haryana runs 5% for men and 3% for women, registration is 1% capped at ₹15,000, and you should hold back another 1.5% for legal, brokerage and mutation.

Only then start viewing. Visit at three different times of day — morning for light, evening for parking pressure, and once during rain if you can manage it. Water ingress is the single most common defect we see in Faridabad builder floors, and it is invisible on a dry afternoon.

Before you pay token, insist on a title search. It costs a few thousand rupees and it is the cheapest insurance you will ever buy.
